A gift deed is the registered paper that says someone gave. Not sold. A parent to a child, a sibling to a sibling, a donor to a donee — love and affection in the recitals, no price in the schedule, and a signature that says the donee accepted while the donor was still alive to give. Mutation, a home loan, a society transfer, a buyer’s lawyer a decade later will all ask for a photocopy. The registration endorsement. Not a crop of the first stamp-paper header. Not a photograph of two faces on the last page forwarded in a sibling chat.
Shop copies lose the parts that make a gift a gift. The acceptance clause is often a short paragraph in the other script. Relationship — “out of natural love and affection for my daughter” — sits in eight-point type against a tinted ground. Two glued SRO photographs bloom. An 8 in the document number becomes a 0, and the file looks like a different transfer.
A JPEG fails more quietly. The donee is visible. They are not findable. Search the phone for gift deed, or the donor’s name as executed, or the CTS, and the result is empty. Friday’s mutation slot arrives. You scroll past wedding pictures of the same two people.
A gift deed photocopy searchable as a PDF is a different object. Pages sit square, in order. The file has a name. Optical character recognition writes donor, donee, schedule, acceptance, and document number into an invisible text layer. A picture cannot answer “who received.” A text layer can.
Donor, donee, acceptance — three things a sale never needs
The Transfer of Property Act, 1882 defines the gift tightly: existing property, transferred voluntarily, without consideration, accepted by or on behalf of the donee. Acceptance must fall in the donor’s lifetime, while the donor is still capable of giving. That is why the photocopy has to keep the acceptance — not as sentiment, as the element that distinguishes this paper from a draft, a promise, or a will.
Read the masthead before you shoot.
If the recitals name a vendor, a purchaser, and a price, you are holding a sale. Same colour paper, different nature of deed. Do not export that file as gift. If they asked for the gift, send the gift.
A will waits for death. A gift is alive the day it is executed, accepted, and registered. Scanning the testament and labelling it gift-deed is a rumour of a lifetime transfer. Keep last wishes in their own PDF.
A relinquishment is a coparcener stepping off a share. A partition divides. A family settlement rearranges. None of those is a donor handing specific property to a named donee. Scan each as issued. Do not bind them “so the file is complete.”
A power of attorney grants hands. It does not give the land. An oral hiba under Muslim personal law is another question. This article is only the registered deed of gift as issued — the sheets a clerk will ask to photocopy.
For immovable property the Act wants a registered instrument, signed by or on behalf of the donor, attested by at least two witnesses. The Registration Act, 1908 is why the last pages are not optional: document number, book, year, office, wet stamp, photographs of both parties. Crop them and you photocopied affection, not a booked gift. Maharashtra IGR and other portals may regenerate an e-registered PDF with a QR — keep it — but many counters still want the face of the bound stamp paper.
दान पत्र, deed of gift, दान विलेख, கொடைப் பத்திரம் — same transfer without a price. If the paper names a donor, a donee, an acceptance, a schedule, and a document number, that is the gift. A scan does not execute one, and it does not revoke one.
Mutation is how the revenue village noticed. The gift is how title moved. Two asks, two files.
What the photocopy has to keep
Open the PDF before the clip goes back on. Check without guessing:
- Donor and donee as executed — spelling, extra initial, parentage if printed
- Relationship as recited, if the deed states one. Many desks read the gift through that line
- The without-consideration / love-and-affection recital. That sentence is the nature of the deed
- Donee’s acceptance: the clause, and the signature. A cropped last paragraph is a cropped gift
- Full schedule: survey / CTS / plot / flat and floor, village or city survey, boundaries, area
- Stamp and e-stamp serials as numbers, including the QR. Concessional duty for a relative still prints a certificate
- Registration endorsement: document number, book, year, SRO, stamp
- Photographs of donor and donee — two faces, not two white squares from flash on glue
- Attesting witnesses
- Annexures bound with this instrument, in the same order as the clip
- Every sheet, including a reverse that only holds a serial or a continuation
- Nature of deed as printed. Do not save a gift as

A crease through the acceptance, glare on the two SRO photographs, or ghosting from the reverse: reshoot while the original is still on the table. Folded duty paper wants flattening, not a hotter lamp — flatten first, dark sheet underneath so the reverse does not bleed. Do not iron it. Do not peel a photograph the office glued.
PDF versus photo is the portal fork: a named file you can attach and find later, not a thumbnail that dies in chat backup. One gift, one file. The Pune deed and the Hyderabad deed are not a single PDF because both say donor.
How to scan gift deed to PDF on phone
The job is a photocopy of a lifetime transfer, not a gallery of stamp paper.
- Take this deed out of the family pile. The will, the sale of another flat, the mutation extract, the covering letter — they are sitting in the same plastic. They are not this file.
- Unclip and let the curl settle. A glass on the far edge. The acceptance clause often lives near a fold.
- Dark table, no flash. Two SRO photographs and an e-stamp QR bloom under flash. Tilt until both faces and the franking are readable.
- All four corners, every sheet. Serials in the margin, endorsement at the foot, both photographs, the witnesses. Same distance, same sitting, one PDF.
- Export PDF. Name it without the family argument:
